REAL ESTATE TERMS
Property Description: Single-family residence with outbuildings on 0.447 acres, located at 9290 E Vine St, Manilla, IN 46150 (Rush County). Complete legal description available at auction.
Opening Bid: Real estate will start with an opening bid of $150,000 and will be offered to the highest bidder at 12:00 PM (noon) on June 28, 2025.
Down Payment: Successful bidder must provide $10,000 refundable down payment on day of sale by cash, certified funds, or approved check. Down payment will be applied to purchase price at closing.
Closing: Closing will occur within 30 days of auction date, or sooner by mutual agreement. Seller will provide a policy of title insurance.
Title Company: Closing will be conducted in a traditional manner with Fidelity National Title.
Possession: Possession will be given at closing upon payment of purchase price and recording of deed.
Property Condition: Property is sold "AS IS, WHERE IS" with no warranties or guarantees expressed or implied. All inspections must be completed prior to auction day.
Buyer's Premium: 10% buyer's premium will be added to the high bid to determine final purchase price.
Deed: Seller will convey by General Warranty Deed, free and clear of all liens and encumbrances except current year's taxes, legal highways, restrictions of record, and easements of record.

Removal: All items must be paid for on day of sale and removed by 5:00 PM Sunday, June 29, 2025. Items not removed by deadline become property of seller with no refund.
