2751 Amherst Street auction FAQ
When is the 2751 Amherst Street auction?
Friday, November 27, 2026 (Black Friday) at 10:00 A.M. Eastern, live on-site at 2751 Amherst Street, Indianapolis, IN 46268, with online bidding at BidBurgess.com.
What is the opening bid?
Bidding opens at $150,000. The opening bid is not a reserve, appraisal or estimate of value. The sale is a seller confirmation auction: the seller accepts or declines the high bid immediately after bidding closes.
Is there a buyer's premium?
Yes. A 10% buyer's premium is added to the high bid to set the purchase price, for on-site and online bidders alike. For example, a $160,000 high bid makes a $176,000 purchase price.
How much earnest money is required and when is it due?
$5,000, non-refundable, held in escrow by Fidelity National Title. It is due by cashier's check at the auction or by wire to Fidelity no later than 5:00 P.M. Eastern on Monday, November 30, 2026.
When does the sale close?
Closing is within 30 days of the auction, on or before Monday, December 28, 2026, at Fidelity National Title. Possession is delivered at closing.
Can I use a mortgage to buy the house at auction?
You may use financing, but the purchase is not contingent on financing, appraisal or inspection. Arrange your loan and complete inspections before you bid.
Why is the seller's disclosure marked unknown?
The home is owned by the Estate of Joyce L. Armstrong. The personal representative never lived in the house, so every item on the disclosure form is marked unknown. The home is sold as-is, so inspect it before bidding.
Who pays the real estate taxes?
The seller has paid the November 2026 installment. The buyer pays the May 2027 installment and all taxes due after that. There is no proration.
Do real estate brokers get paid?
Yes. A 3% co-op on the high bid is paid to a licensed Indiana broker who registers the winning buyer by 5:00 P.M. Eastern on Wednesday, November 25, 2026, and the sale closes. See the Broker Participation Agreement.
How do I see the house before the auction?
Attend a scheduled open house or book a private showing with Jason Snider of J. Snider Real Estate at 317-507-1692.

3. Type of Sale
This is a SELLER CONFIRMATION AUCTION. Bidding will proceed to the highest bid, but the sale is subject to acceptance and confirmation by the Seller, through Jay Curts as Personal Representative of the Estate of Joyce L. Armstrong, immediately following the close of bidding at the auction. The Auctioneer will announce the Seller's decision to accept or decline the high bid before bidders are released. If the Seller confirms and accepts the high bid, the high bidder must immediately execute the Agreement to Purchase Real Estate at Auction. If the Seller does not accept the high bid, no sale occurs, no Agreement to Purchase shall be executed, and no earnest money is collected.
4. Opening Bid
Bidding will open at $150,000. This opening bid is set to generate interest and competitive bidding and does not represent an appraised value, reserve price, or reflection of the property's expected sale price.
5. Buyer's Premium
A 10% Buyer's Premium will be added to the final high bid to determine the total contract purchase price, regardless of bidding method (on-site or online).
6. Earnest Money Deposit
Once the Seller has confirmed and accepted the high bid, the high bidder must immediately execute the Agreement to Purchase Real Estate at Auction and deposit $5,000.00 in earnest money, to be held in escrow by Fidelity National Title. An on-site buyer may deliver a cashier's check payable to Fidelity National Title at the auction; otherwise, the deposit must be wired to Fidelity National Title no later than 5:00 PM Eastern on Monday, November 30, 2026. Always confirm wiring instructions by phone with Fidelity before sending funds; Burgess Auctions and Fidelity will never change wiring instructions by email. Online bidders will be contacted immediately following Seller's confirmation to execute the purchase agreement. This deposit is non-refundable. TIME IS OF THE ESSENCE with respect to this deadline.
7. Balance & Closing
The balance of the total contract purchase price is due in full at closing. Closing shall occur within 30 days of the auction date, on or before Monday, December 28, 2026, at Fidelity National Title. TIME IS OF THE ESSENCE with respect to the closing deadline. Buyer shall be responsible for their own closing costs and any lender-related fees, if applicable; Seller shall provide and pay for an owner's title insurance policy and shall pay customary Seller closing costs. Seller has paid the November 2026 installment of real estate taxes. Buyer shall be responsible for all real estate taxes due and payable thereafter, including the May 2027 installment and all subsequent installments; there shall be no proration of taxes between Seller and Buyer.
8. Financing
This sale is NOT contingent upon the Buyer obtaining financing, an appraisal, or a satisfactory inspection. Prospective bidders are strongly encouraged to arrange financing and complete all due diligence prior to auction day. Failure to close for any reason, including failure to obtain financing, will result in forfeiture of the earnest money deposit.
9. Condition of Property / As-Is Sale
The property is being sold AS-IS, WHERE-IS, with all faults and without any warranty, express or implied, as to condition, habitability, or fitness for a particular purpose. Because the property is estate-owned and the Personal Representative has never lived there, prospective bidders are strongly encouraged to inspect the property prior to auction day at scheduled open houses or by appointment with Jason Snider, 317-507-1692. Information contained in marketing materials, the Bidder & Property Information Packet, and online listings is believed accurate but is not guaranteed, and Bidders rely on their own inspection and due diligence.
10. Personal Property
The dishwasher, electric oven, and refrigerator are included with the sale. Seller may remove other personal property prior to closing. Any personal property, window treatments, contents, or debris remaining on the premises at closing shall convey to Buyer AS-IS, WHERE-IS, at no added value and without warranty, with no obligation on Seller to remove it.
11. Title
Seller shall convey marketable title by Personal Representative's Deed, subject to all easements, restrictions, reservations, and covenants of record, and subject to zoning and building ordinances, if any. Seller is acting through Jay Curts, as Personal Representative of the Estate of Joyce L. Armstrong, administered without court supervision, who has authority to confirm the sale and execute all documents necessary to convey title on Seller's behalf.
12. Disclosures
The Property is owned by an estate. The Personal Representative has never resided at the Property and has no knowledge of its condition; accordingly, every item on the Seller's Residential Real Estate Sales Disclosure Form is marked "Unknown." Transfers by a fiduciary in the course of administering a decedent's estate are exempt from the disclosure requirement under IC 32-21-5-1(b), and the form is provided for information only. A copy of the form is available from Burgess Auctions and J. Snider Real Estate.
13. Broker Participation
A 3% broker co-op commission is offered to properly registered cooperating real estate brokers who represent a registered, winning bidder, per the terms of the separate Broker Participation Agreement. Brokers must register their buyer with Burgess Auctions LLC no later than 5:00 PM Eastern on Wednesday, November 25, 2026 and accompany their buyer to at least one property preview or to the auction itself to be eligible, per the Broker Participation Agreement.
14. Registration & Bidder Requirements
All bidders must register prior to bidding and provide valid government-issued photo identification. Online bidders must register through BidBurgess.com. Burgess Auctions LLC reserves the right to require any bidder, on-site or online, to submit a pre-approval or proof-of-funds letter and/or a refundable bidding deposit prior to being approved to bid. By registering to bid, all bidders consent to receive calls, texts, and email communications from Burgess Auctions LLC regarding this auction.
15. Bidding on Behalf of an Entity
Any person bidding or signing in the name of an LLC, corporation, trust, or other entity represents and certifies that they have full authority to bind that entity to the purchase. The individual signing remains personally responsible for performance of the purchase unless Seller expressly agrees otherwise in writing.
